In addition to our goal of giving seniors the care and dignity they deserve as they age, we are also dedicated to providing subsidized apartments for independent seniors living within our community. Our three independent seniors’ apartment buildings, Casa Del Zotto, Caboto Terrace, and Casa Abruzzo are designed to give our elderly a welcoming home, where they can share in each other’s common interests, remain independent, and do so while being steps away from some of the finest gardens and community greenspaces in the GTA.
With more than 700 residents, our facilities are fully equipped to meet the needs of each and every individual. Residents are encouraged to take full advantage of the services offered on the Villa Charities campus at the Columbus Centre, including dining, exercise, swimming pool and other programs.

Casa Abruzzo
Casa Abruzzo offers 175 units with one and two-bedroom suites to seniors wishing to live an independent and relaxing lifestyle inside our close-knit community. Located just minutes from the Villa Charities campus at Lawrence and Dufferin, Casa Abruzzo is equipped with a variety of features that ensure an uncompromised standard of living. Brimming with an active social community, the residents at Casa Abruzzo host regular gatherings and events throughout the year that range from group outings and activities to social events with lively music, food and entertainment. The building is adjacent to a park and the grounds include a courtyard, a gazebo, a convenience store and a hair salon.

Nearby shopping, transportation lines, and restaurants means Casa Abruzzo is wonderfully situated to accommodate all your needs.
Opened in 1996, Casa Abruzzo has 175 units, 147 are single-bedroom suites and 28 are two-bedroom suites. Every suite is fully renovated, spacious, and comes with a full-service kitchen, full bathroom, separate bedroom and living area, and a large storage closet. Some suites with balconies are also available. The building is managed by our dedicated Property Management Team. Casa Abruzzo is equipped with a security system and offers a TTC community bus service for the ultimate pairing of resident safety and convenience. One of our most popular and sought-after buildings, Casa Abruzzo scored a rating of 97% from the City of Toronto’s RentSafe TO Program, a further testament to the high quality of living enjoyed by our residents at Casa Abruzzo.

Caboto Terrace
Home to over 300 residents, this high rise is ideally situated on the expansive grounds of Villa Charities’ beautiful property. Offering a wide variety of programs, amenities, and services, the building embodies comfort, peace, and relaxation. Caboto Terrace is the closest residence in proximity to the Columbus Centre, which features the Joseph D. Carrier Art Gallery, the Columbus Centre Athletic Club, Caffe Cinquecento, and many arts and culture programs.

The building offers 1-bedroom units with spacious balconies, a security system, and is managed by a dedicated Property Management Team.

Casa Del Zotto
Situated near Caboto Terrace and boasting expansive parkland grounds, Casa Del Zotto is the second residence on the Villa Charites’ campus that provides economical, safe, and secure living for our community’s seniors.
Casa Del Zotto has 202 units including 184 one-bedroom suites and 18 two-bedroom suites. Every suite is fully renovated, spacious and comes with a full-service kitchen, full bathroom, separate bedroom and living area, and a large storage closet. Our residents can enjoy ample space for quiet moments and lively social gatherings inside a main floor sunroom, a large common room, a library, and a second-floor walkout to a private garden.

Activities range from music and dance events, bingo nights, card games, scheduled fitness classes for seniors, and group prayers for special occasions. Artwork from the Joseph D. Carrier Art Gallery adorns the Caboto common room with Italian culture and history.
Opened in 1991, Casa Del Zotto is located next to Caboto Terrace on Villa Charities’ Dufferin and Lawrence campus. Casa Del Zotto is surrounded by 10 acres of beautiful parkland, bocce courts, a fitness facility, restaurants, and much more; it is within walking distance to places of worship, shopping and public transportation. Casa Del Zotto has 202 suites and offers over 230 residents an independent living lifestyle in a complementary, culturally sensitive community. How To Apply For Subsidized Housing
You must apply directly to the City of Toronto. We do not accept applications for subsidy.

You cannot request a specific apartment. You will receive the first apartment that becomes available.
Rent includes water, heating, air conditioning (where applicable) & hydro. Each apartment also comes equipped with a stove & refrigerator. Parking is also available at an additional cost.
On average, there is a waiting list of up to 2-3 years for 1 and 2 Bedroom.
Parking is available at an additional cost. The cost will depend on which apartment you live in and ranges from $25-$40 per month.
Our affiliate organization, Villa Colombo Toronto Services for Seniors, offers various services available to seniors living in the area. These services include Meals on Wheels, financial clinics, and information and referral. These services are not included in the rent and are therefore available at an additional cost. For an additional fee, Villa Colombo also offers programs and services such as recreational & educational activities, arts and crafts, and exercise classes.
